Our new persatuan AJK have opened a new office for managing the collections of maintenance bills and water bills and other

I was told that MC will not collect the maintenance and water bills. So any future payments shall be made at the new PPPEC office. The office is situated inside a room in the DEWAN serbaguna. The PPPEC office is close to the lift lobby. The office is located in a much better place than the MC office.

I was told that from 9am till 9 pm payments can be made. AJK person to receive the payments are Hj Aris (unit A-G-3) and Puan Zinap (A-3-9).I will post if there is any changes.

Frankly i dunno whats going on with MC.

LETTER BOXES

The letter box for every unit was finally already fabricated and installed inside WING1. The old common letter box provided( FOC) by Simon was removed. The individual letter box comes with personal lock hooks. Locks are not necessary but if the owners/tenants want to safe-guard their letters then they can buy a small lock to lock the letter box. Common sense will tell, not to put big pad-locks so as not to block the letters to the letter boxes below.













Already can see the damage to the swinging flipper where the letter is suppose to enter.. i.e AGSL-1 and AGSL-02







More bad stuff... Major screw-up in unit identification.

In August, when i draw the overall plan and the letter box size, i also gave simple instruction to identify the letter boxes according to the unit numbering in front of each unit... i.e ..
A-SL-1, A-SL-2 .. etc
A-G-1 , A-G-2 .. etc
A-1-1 , A-1-2 .. etc
A-2-1 , A-1-2 .. etc

Don't know which "Smart Alex" chose to change and rearrange the unit identifications. Already informed MC.. last month.. no action taken.

Hope the postman can identify and place the letter in correct letter boxes.

Fire Extinguisher

The Fire Extinguisher that was installed late September at everyfloor near the lift, had been removed by MC before raya holiday and its being kept by them, locked up in their store room.

Obviously defeating the purpose of fire extinguisher.

Bilik Bomba

I was informed that the equipments in the Bilik Bomba in each floor had been restored. The missing Hose Reel were replaced. The stationary black hose reel was intact/not stolen, but the white fabric Fire Hose Reel along with the Nozzle were stolen some few years back. Now replaced.

The pipe were also repaired.

Not clear wherther test been done or not. I suppose it not been done, because as far as i know MC did not restore the Bomba Tank at the roof top. The water supply for these hose reels comes from the domistic water supply in the roof top water tank. All the tanks at the roof top are connected in parallel and the level is only maintain at 4 feet. The Bomba Tank leakage need to be serviced and Hose reel preasure test need to be done. I suppose MC knows this.

iZZiNet

If anyone was wondering about the strange structure on top of our rooftop. Those structures are aerials and antenna of the transmission of wireless broadband signal for the new Internet service provider known as iZZinet.. http://www.izzi.com.my/

New committee

Our persatuan PPPEC had a meeting yesterday(sunday) to transfer documents and responsibilities to the core people from the new AJK.

Hafazah, Raymond and myself hand over over documents and material that were in our care to the new AJK. Rosman had already handover his document to the new YDP.

Upswung Manual Barrier Gate repaired

The broken gate "palang" looks like its been repaired. Looks like spot type of arc welding again. Looks weak welding.. but the welder should know better.

Public Telephone

Looks like Sahfi/MC recently hv installed Public Phone at the ground floor Lift Lobby. Maybe the new AJK might hv requested for the public telephone.

Children enjoy playing with it. Let see how long it will last before getting vandalised.

Upswung Manual Barrier Gate got busted

The Manual Barrier Gate is broken... AGAIN ... 30-09-07

Its been only 2 months since MC installed the lever gate and its already broken twice.

Extremely dangerous to vichecles and people.








Was it knocked down or broken and fell like the first time??

Hope no one got hurt during the mishap.

Just got to know that blogspot.com had upgraded their features and now video clips can be posted.

This is my first try at posting video clip. The video clip was taken during the recent 4th AGM. Took the short video clip with my handphone camera.

I am using maxis wireless broadband at estana court, at 9th floor the internet speed varies, sometime fast and sometimes slow.

4th AGM

Annual General Meeting, AGM ke-4 was held at our dewan serbaguna on the 9Sept07.

Finally we had a AGM in a better looking Dewan than the previous years.

Finally after all the Q&A session, It was time for the old AJK to step down and a new AJK to take over. Most of the old AJK members had enough and refuse to be selected again (myself included).

Mj Mohd Ridzuan was selected to be our new chairman with Mj.Zaini, AJK Hj Aris, En.Hairani, etc as AJK. I am not sure who holds what post now.

Our ex-chairman, Rosman will be holding the advisor post to guide the new committee. He is volenteering to take over from Hj Lamang who is unfortunately, is still not well.

Hopefully, the new committee member names will be available soon.

Headache for Mj Zaini, Mj Zainal and Rosman.. for selecting new AJK. Many post are not filled on the 4th AGM but Rosman will arrange for some new member to hold certain important post.. like secretary, treasurer etc which are still vacant.

Childrens Play Ground

PPPEC and MC decided to build the children playground as per the requirement from MPAJ.

Early this month a Taman Permainan Kanak-Kanak was constructed at the empty space near the TNB rooms between Wing 1 and Wing 2. All this projects are controlled by our MC, if i am not mistaken this project was given to MPAJ, the cost for the construction was covered by the Stake Holder Money. Not cheap but still one of the low cost. Estimated to be over RM30K.

Rest Place inside each WING

The rest place inside each WING was modified. In all 3 WINGs, permanent Tables and Chair are being build. Shafi's idea. He says plants willbe planted later at the corners.

Partition between Block A and the Rumah Papans

The old broken wire mesh wall between Block A and the rumah papans in front beside Jln Hj Mokhtar, is replaced with 5 feet high Metel Decks.

The partition wall between Block A and Block B is in progress. A 8 feet high metal deck is being installed.





Sahfi insist on fixing a door to Block B for the indons and kampung pasir people who illegally occupy and cultivate some fish pond there.

Drainage Cover

Most of the drainage are exposed. Sahfi want the drainage to be covered with concreate covers. So, the construction of the concrete covers is in progress..
