Meeting with buyers - 25-02-07

Chairman called for meeting with all buyers. I and some other AJK members help to call/sms other buyer to inform abt the meeting on sunday morning 10am on 25-02-07 at estana court dewan. As usual we wasted our personal money calling/sms buyer who never bother attending meetings. Hj Bakar rented the chairs( to paid by persatuan). No food or drinks were prepared this time around. Many of our usual AJK's didn't turn up as they were busy elsewhere.
The meeting was suppose to be hand-over of our unit keys officially when we produce our prove of full payment. Many buyer didn't bring any prove of payment. Rosman too had only incomplete keys to the units.
Water bill was issued for the first time. Not very organised as many AJK's didn't attend to help out.

Water Works 19 - Water Tank Leakage - 3

It took abt 3 rounds of sealing job for Simon to seal the internal parts where the water was leaking in the Main Tank.


The sequence went like this...

  1. Identify the leaking area. Inform Simon, who was given the task to seal the leaking area in the Main Tank.
  2. Wait till water in the tank is used up then call Simon to inform that the tank is ready for sealing job. Simon comes and seals the identified leaky area with tank sealants. After the seal dries up, I manually activate the water pump and fill the tank with water. Then i check for any leakage. Identify the leaky area then call Simon and inform about the leakage.
  3. Wait till the water in the tank is used up by tenants then call Simon to inform that the Tank is ready for sealing again. Simon and his worker comes and does the sealing job again. After the seal dries up, I again fill the tank with water, check for leak. Identify the leaky area. Call Simon and infom him abt the leakage.
  4. Wait till the water in the tank is used up by tenants then call Simon to inform that the Tank is ready for sealing. Simon comes and does the sealing job again. After the seal dries up, I again fill the tank with water, check for leak. Identify the leaky area. Call Simon and infom him abt the leakage.
  5. Wait till the water in the tank is used up by tenants then call Simon to inform that the Tank is ready for sealing. Simon comes and does the sealing job again. After sealing had dried up, fill the tank with water, check for leak. I sealed up the last leaky area from outside by myself with sealant gave by Simon.
  6. The Main Tank is confirm good. No more leakage. Persatuan Paid to Simon for the labour cost for his worker and the sealant cost.













































There still was some minor leakage. With the tank sealant that Simon gave me, i helped to seal the minor leakage. The payments for Simon's workers labour cost and the sealing materials was issued by persatuan.

Water Works 18 - Water Tank Leakage - 2

Following the advice from Bakti Suci, two weeks ago(14-02-07), AJK decide to repair the leaking Tank if the price was reasonable. Simon said the leakage can be repaired with tank sealing componds. Contractor/AJK Simon was requested by Chairman to give a quotation for repairing the Tank at a minimum charge. It was decided during the committee meeting to allow Simon to repair only the roof top Main Tank( A and B). Simon says he will charge only for the material cost and the labour cost for the workers.

Water Works 17 - Water Tank Leakage - 1

Water leakage from the MAIN TANK-A.

The roof top main tank(TANK A) leaks when the water level exceeds 4 feet height. So we could not switch the water control system in Auto Mode. For sometime the water pump motor was operated in Manual Mode.

In December we requested Hj Ramlan of Bakti Suci to help solve the leakage problem. Hj Ramlan send his man to check the problem. They looked and tried to tighten the nuts and bolts where the water leakage was apparent, but the leakage could not be stopped.

Hj Ramlan told me to call him when the Tank is going to be empty, so that his worker can seal the leakage area from inside. When i called him few days later, he said it would be better if we get another contractor to do the repair work thoroughly.

Since the PPPEC bank account balance was pathetic, we postpone the Tank repair work till some other time.
It was hectic and troublesome for me, to run and ON the water pump motor manually whenever the water level drops. Sometimes, some units use up more water since they want to wash their unit or for whatever reason, the water level drop fast and the tank goes empty, then someone will calls me and inform that there is no more water in the tank. I had to run and ON the water pump motor.

Then about a month back, i made a temporary modification to the water level sensor rods in the main TANK A and switched to Auto mode. If the water level drops below 1 feet the water pump motor will operate and pump up the water from the "ground floor water tank" to the Tanks in the roof until the water in the Main Tank A reaches abt 3.5 feet then the water pump motor wili stop operating. The cycle will repeat again when the water level drops below 1 feet.

Water Works 16 - Water Level Sensor Problem

Problem: The Water Pump Motor cannot stop in Auto mode.

The Water control system has 2 mode. Manual and Auto.
1) Manual mode: where manually we have to switch ON the water pump motor to send water to the roof top tanks and manually OFF the water pump motor to stop the water to the roof top tank.

2) Auto mode, where the water pump is control by the sensors in the Main Tank A. If the water level drops below the "low level" sensor, control system will ON the water pump motor. When the water level reach the "high level" sensor in the tank, the control system will OFF the water pump motor.

The Tukang Paip was unable to solve the problem. The Tukang Paip consulted another contractor to help them solve the problem, but the other contractor wanted to charge RM6000 for rectifying the problem. It was too expansive, so Mr.Sahfi and myself decided to hold on the repair work until a solution was found. Until then we decide to operate manually... meaning i have to ON the water pump to supply water to the roof tanks whenever the water runs low.

Fortunately, the electrical schematic diagram for the control system was available. Electrician Abu gave me the schematic diagram. Abu also was not able to understand the circuit. Spend few days reading and understanding the water control system from the schematic diagram. Finally i was able to located the root cause of the problem which happen to be a short circuit at the input to the water level sensor amplifier A1, causing the water pump motor to always ON when switch to Auto mode.

After rectifying the level sensor system, the Auto Mode was checked and was confirm working. In the Auto mode, when the water reach high level sensor the water pump motor was automatically stops and restarts back when the water level drops below the low level sensor.





This is the Water control system's electrical and electronic components. This control system is stationed in the water tank room at ground floor.
















The test pen points to the sensor emplifier known as floatless sensor amplifier. The signal to this emplifier was short circuit causing the water pump to always ON when put in Auto mode.

Water Works 15 - Roof Top Water Tanks

By the beginning of November 2006 the roof top water tanks were cleaned. It was very very dirty.
1) Water Tanks on Wing 1 and Wing 3 was cleaned by me... F.O.C

2) Tank on Wing 2 and the Centre Main Tank cleanned by Tukang Paip workers.

Roof Top Main Tank Overflows.
1) Informed Tukang paip about the posibility of overflow problem due to water level feedback design problem. Main Tank is split into 2, (Main Tank A and Main Tank B). Incoming water pours into both tanks but only Tank A have feedback sensors. The capacity of Tank A is much greater than Tank B due to the way the tanks were connected to each other. Main TANK A linked to tanks on WING1 and WING 3. Main TANK B is linked to WING2 tank only. So the water will overflow from Tank B until Tank A water sensor is activated.

Tukang Paip guy Zarkhan did not believe me. So he wanted to fully fill-up the tanks and see for himself. As i suspected the TANK B did overflow long before TANK A fills up.

We solve the problem by installing a Balancing Pipe between Tank A and Tank B.



This is the newly installed paip called Balancing Paip. The paip connects TANK A with TANK B. Therefore, the gravity will balance and maintains the water levels in both tanks at same level.

Electrical Works 11 - Individual TNB meters

About 2 week ago, Electrician Abu together with TNB guys have started installing the TNB meter for those units that hv paid all dues. ie revival contribution(rm2000), TNB deposit(rm120/rm150/rm200/rm500 depending on units), electrical contractor charge(rm120) for endosement, photocopy of IC, copy of S&P( 3pages), TNB forms filled, signed and submitted.
