Night View 30/08/06

Some night time pictures taken on merdeka eve.



With most of the common area lights repaired and powered by Gen-Set. A thanksgiving prayer was conducted by Hj.Basiron in a temporary surau as suggested by Sahfi.







The street light is also switched on.











Most of the AJK members and some buyer who saw the lighted up estana court also turn up for the gathering.

Electrical Works 2 - Common Area Lighting 2

The streetlights and the landscape lights were being set-up for the past few days. Took few photo shots of the Abu and his man working to fix the lights.


The lighting at the landscape were in bad condition. Wires damaged, broken and short circuiting. Abu and his man laying out the cable under the ground and covering back the cables.

Water Works6 -29/08/06

Inspection of internal piping by Syabas officers.

The inspection was the result of PPPEC asking Syabas to the waive of consultant acknowledgment and stamp for the "as build drawing". Old consultant appointed by promistar developers are no longer interested as they did not receive payment from promista. Hiring new consultant fee is very high, estimated cost would be more than RM20000. The process for this consultant issue been going on for months. Already, PPPEC had send letters and document to Syabas requesting the Syabas to waive the consultant acknowlegdment.

Tn Hj Yusof bin Saroji, pengurus besar syabas gombak, came to estana court at 4.30pm on 29/08/06 and witness the piping condition at estana court. Finally he agreed to waive consultant acknowledgment plus the stamping, provided Tukang Paip confirms the piping is in good condition and another letter from PPPEC to Syabas stating that MC and PPPEC would take responsibilities for the piping.

Water Works 5 - 28/08/06

The water tank in the BILIK AIR in the ground floor was checked and serviced. Missing water overflow pipe was installed. The missing incoming water pipe to the water tank was installed. Water pump checked and confirmed in working condition.


A portion of the pipe to the water tank in the "Bilik Tangki Air" was missing. Tukang paip replaced the missing pipe.






The water pumps in the "Bilik Pump Air" was tested and confirmed working. The power supply was temporarily modified so that it can b operated from the power supplied from Gen-Set.

Electrical Works 1 - Common Area Lighting 1

Our electician, Abu have started repairing the corridor florescent lights. The electrical power supply for testing the florescent lights are supplied by the Gen-Set. The Gen-Set uses diesel. So the Gen-Set will not be in operation all the time. Till the TNB supply is connected, the Gen-Set will be used intermittently.



Abu checking all the lights from floor to floor. Of cause Abu was not alone, he had 2 more electricians to asist him. Forget to snap their photos. next time.





The building common corridor lighting from ground floor up to 7th floor was rectified. Spoiled florescent bulb and starters were replaced. The rest of the corridor light will be serviced on monday(29/08/06).

Lift Bomba is OK

Today the lift bomba is serviced and is in operational state. Test run of the Lift Bomba was carried out today with electric supply generated by the Gen-Set.


Lift repair man Abbas confirming the Lift control panel is in good condition.

Abbas with the help of our securityman Ramli, fixing the control switches taken from passenger lift. Many switches were missing/stolen.

Information from Ramli is that he(Ramli) had witnessed Ariffin removing those switches some months back.

Lift Bomba

With fund running thin, AJK had decided to service and repair only one lift. The other 2 lift will be repaired when the more fund is available. The least damaged lift was the lift bomba. Lift service man from Dover maintenance Service Sdn Bhd, En Ismail was hired to repair and make the lift bomba in operation. The work will take few days.

Temporary electric supply for the bomba lift will be supplied by the gen-set. The gen-set is serviced and is in running condition. The electrical cable to the bomba lift which was stolen was also replaced.

3) The cables to the Bomba Lift at the roof top electrical switch board is restored. Power is supplied from the gen-set is checked. 3phase supply is confirmed to be at 415Volt.

Roof top water tank.

Next stage in the water issue is to check for any water leakage in the water tanks and internal piping. To do this we need water from syabas to fill up the 5 water tanks in the roof top. 3 tanks for consumer/domistic use and 2 tanks for bomba water tanks. Payments for the water was already made last month.

Based on the water tank measurement, the water quantity of 388.6m3 at the rate of 1.92 per m3 for the sum of RM746.11 was paid to syabas on the 4/7/06. This water will be pumped up to the roof top tank then leakage testing will be done.

To pump up the water, electricity is needed to supply current to the water pump motor. Generator(gen-set) in the Gen-Set room will be serviced and it will provide the electric to the water pump motor. Servicing of the get-set is in progress.

Hot tapping will be done by Tukang paip with Syabas's knowlendge. This involves the main pipe at the main road. I guess a portion of the road from the main road will be excavated.



This is the generator set in the gen-set room. A very high powered generator. This gen-set is being serviced and will be set up soon.

Holes covered up and sealed with tarmac

The holes created by the Backhoe when seacrhing for the leaking hydrant pipe was covered. The surface was sealed with tarmac by Tukang Paip.



1)Naughty boys from kampung, trying to turn the holes dug by the Tukang Paip into mini swimming pool.












2)The mini swimming pool is covered. Too bad the boys have to find another place to play.












3)The trench dug to lay the hydrant paip for hydrant #2 is sealed with tarmac.












4) The hole at hydrant #2 is also sealed with tarmac. Orther smalls holes dug by the Tukang paip was sealed.

Area between Block A and Block B

A "before and after" picture of the area between Block A and Block B where the Hydrant#3 is located.

This area in future need to be leveled and tarmaced so that fireengine can pass thru to access the fire hydrant. This area also need to be separated with fence/wall from Block B.



28 May 2006 . The path between Block A and Block B is messy and dangerous.












10August 2006. The path between Block A and Block B is cleared for Hydrant work. Looks much better without the broken fence, scrubs and bushes.

Water Works4 - 10/08/06

Water Works3 - 07/08/06

Water Works2 - 02/08/06
