Water Works 14 - Water sub-meter readings 2

On 30-12-06, i got to know that Hj Bakar did not complete the water meter recording for Wing2 as aspected on the 20-10-06. 10days later he is telling me that he did not complete the task. What he had done was tagging only i.e recording of the unit numbers to the respective water meter pipes. He said Amir left him alone, so he couldn't do the meter readings.

Took the meter reading again for Wing2 with HjBakar. Recorded the serial numbers of the sub meter and the water reading.

Also re-recorded the sub water meter reading for the Wing 1 & 3 as well.

Water Works 13 - Water sub meter readings

Last Tuesday(19-12-06) few buyers gathered to identify the water sub-meters and record down in a note book the sub-water meter reading along with the meter's serial number. These reading will be regarded as initial meter reading. Any additional reading will be charged at a rate which is yet to be set by Persatuan.


Those present for the job was myself(A-9-8),HjDollah(A-3-05, Rosman(A-4-01), HjAbu Bakar(A-12-6), ), Amir(A-6-05), HjRamlan and 2 more workers from BaktiSuci(SL-1,SL-2,SL-6,A-6-14&A-6-15), EnFaizal( ex-promista site supervisor).


Estana court Block A have 3 wings called Wing 1, Wing 2 and Wing 3. The Wing 1 faces Block B.

Electrical Works 10 - Lightning Arrestor

Installation of Lightning Arrestor Conductor Copper Strip was installed. This installation of copper strip is required by TNB in addtition to the alluminium based earthing strip installed earlier by Electrician Abu.

The collection of additional revival contribution was decided on 17 sept 06 during the AGM meeting. After 3months, only 58 buyers have made the payment. Electrician Abu will only install the missing/stolen cable to the units from the electrical RISER ROOM once payment is made to him.

3 months and only 58people hv responded. and people wonder why persatuan is moving so slow.

It would benefit the owners if they do their part and pay the agreed amount of RM2000.

Water Works 12 - Ground floor water tank float switch

Rectification of ground floor water tank over flow. There was no mechanism to stop the water from entering the tank when the tank is full. Our Tukang Paip was inform of the problem and the problem was solved by installing a new Copper Ball Float Valve in the tank to stop the water from over flowing.

Water Works 11 - ground floor pipe leaking

Rectification of water leakage at ground floor near office area.




Water leaks from cracks in cement floor. Tukang paip workers were informed of the problem. The workers broke the cement to isolate the faulty paip and replace the broken portion.











The broken PVC paip was removed.














New PVC paip was cut and joined.

Water Works 10 - Water System Problems

Today(30/10/60) the Tukang Paip and Electrician Abu were back from their raya holiday.

Few thing were highlighted to Tukang Paip, Zarkhan.

• Water leaks at ground floor near office area. Tukang Paip had to break the cement to isolate the broken paip. The broken paip was replaced.
• Ground floor water tanks over flows. The Ball Float Valve was missing, it was either not installed by developer or its been stolen. Tukang Piap replaced new Ball Float Valve to stop the water from the bulk meter when the tank is full.
• One of the main roof top water tank over flows. not rectified yet. may need Ball Flaot Valve.
• The tanks leaking at some nut and bolt area. not rectified yet.
• Roof top water sensors not working. not rectified yet. Electrician Abu is working on it.
• Water tank need to be cleaned. Last week, I alone manage to clean the tanks facing block B and the Main road. The tank facing Ukay Bistary and the 2 tanks in the center need to be cleaned.

Security Issue

Security issue.

Hj Basiron who was in-charge of security, had already fired the Rela night guard (En.Din) and the Rela Day guard( EN.Ramli). Reasons given was that the night guard was gambling and missing in action. The day guard was fired because he was absent attending Rela calls.

Hj.Basiron took over as security guard during daytime and he hired Pakcik Yani from the neighboring setinggan house as night time guard for Rm20 per night. Unfortunately Pakcik Yani resign after few days.

There was a break in on the 19Oct06 when Hj Basiron was away. Newly installed cables to 6 units from the Riser to the unit on the8(1 unit),9(4unit)&10(1 unit) floors were stolen again. The robberies took place a day after the electric suppy was energised to the common area by TNB.

To company Hj.Basiron n his wife, i have moved into my unit (A-9-8) on the 20Oct06. Cable to my unit was re-installed on the night of 20Oct06 by Electrician Abu so that i can put up there during this raya period. Mr.Anthony of A-5-10 and myself have requested police patrol from Melawati station. Police man in charge of the patrolling is Inspector Ng. On behalf of persatuan, we(Anthony, Sahfi n myself) have also hired an Indian security guard named Chandra to guard Estana Court at night, tentatively for 2 weeks at a rate of RM30 per/night during this raya holidays. Starting from 22Oct06 till 4Nov06.

Lift

Now, the electric power supply to the Lift Bomba is coming from TNB sorce and not Get-Set. The Lift bomba is tuned to the new power sorce and it is in operating condition. The electric power supply is supplied to the Lift Bomba since 19/10/06. The Lift is test run daily, so far the Lift operation is stable.

The Lift repair guys have checked the PassengerLifts and will give a details of the damage after raya holidays.

Electrical Works 8 - Re-Energizing MSB room

TNB power is in...

Monday 16/10/06, the TNB guys from Selayang Branch came but they were unable to re-energize the TNB room because the capacity of the power was too high for them to handle. As such, they contacted engineers from another brach to energize the MSB room.

Tuesday 17/10/06, 2 TNB engineers came and re-energised the electric supply to MSB room. Electrician Abu together with 2TNB contractor, checked the supply and activated the common area lighting.

Electrical Works 7 - Cables from Riser to Units

Replacement and re-installation of cables from the Riser Room to individual units are in progress. The Riser room is where the TNB individual electric meter will be stationed.

As we all know, most of the cable from the Riser to individual units were stolen by unknown scumbags. The electric cables inside our units are still okay, but the cables from the unit to the meter are mostly missing. Some cables were simply damaged/vandalized by cutting it in many places making it unusable.

Since cash in-flow is low, the cable replacement will be done, only to selected units. So that at least some of the units will be occupied for the time being. The priority will be given to those who have paid the revival contribution RM2000 plus the TNB meter deposite of RM120.( paid long ago to Shazwan @Sam).

The stolen/missing Common area supply cables in the ground floor from MSB room and Gen-Set already been replaced( last month). The cables in the ground floor is the easiest to steal or sabotage and yet the cable from the Riser to individual Units were not stolen. Thats weird.

New rolls of cable purchased. The lenght of each roll is 100meter and the size(area) is 10mm(2) . Each unit requires 3 cables:- Live, Neutral and Earth.

These are standard cable connector, made of cast copper with tin plated.

Electrical Works 6 -TNB seal

Electricity deposite of RM10000 was already paid about 2 months back at Melawati TNB branch.

Re-energizing the TNB supply is taking time as there are 3 separate departments from 3 different area are involve. Electrician Abu is doing the communication with all the 3 branches to re-energize electricity to the MSB room.

1. TNB Melawati: For account registration and meter.
2. TNB Kepong : For meter panel, meter and fuse seal checking.
3. TNB Selayang: For energizing meter electric supply.

The meter panel have to be sealed with TNB seal to prevent tempering. A penalty will be charged if any broken seal was detected by TNB people after the electric was activated and meter start working. So the seal was important to be in place first before electric is energized.

On 3/10/06, the TNB guys from Kepong branch came and checked and sealed the meter panel.
Now we are waiting for the TNB guys from Selayang to come and energize the electric meter. Our electric contractor, Abu is communicating with the TNB guys.

Ukay Bistari's Retaining Wall 2

The muds from the collapsed retaining wall is being cleared by the workers from Ukay Bistri developer. 6/10/06.

After the heavy down-pour of rain on the 3/10/06, the retaining wall between Estana Court and Ukay Bistari which was installed resently (in June) by TALAM had collapsed. Muds had washed down and cloged up estana court drains.. AGAIN..

Water Works09 - 22/09/06 Bulk Meter

The bulk water meter for the domestic and hydrant was installed on 22/09/06. The deposit for the meters was already paid. RM20900 for domestic meter and RM 1500 for hydrant meter.

Water Works08 - 22/09/06 - Pre-Mix

The area where the Hot-Tapping was carried out was covered back and pre-mixed( tarmaced ). Some kampung fellas have threaten the Tukang Paip. If the area was not fixed back properly, they would damage the Tukang Paip lorry. How nice. If only they had looked after the Estana Court with such vigor. Afterall there are some people in the kampung who owns units in Estana Court too.

10) The dark tarmac is the area where the earth was excavated to do the Hot Tapping and installing the 7 meter lenght piping connecting the main water pipe to pre-installed piping to Estana Court.

9) The view shows the road leading to Estana Court. The square metal cover at the edge is the access cover to the water-stop-valve installed by Tukang Paip to ON/OFF the water flow to Estana Court.

Water Works07 - 22/09/06 - Hot Tapping

Hot-Tapping

One of the difficult works was completed today ( 22sept2006). That is Hot-Tapping the water from the main road, ulu kelang road to our condo. The kampung people gave some problem as the Hot-Tapping was done at the entrance of Jalan Haji Zam Zam. Persatuan had already send letter to the JKKK(Jabatan Keselamatan Kampung) informing them about the Hot-Tapping work. Yet the ignoramus and arrogant people wanted to cause trouble.

Electrical works 4 - TNB supply cable

This week the electrical cable wiring works from the TNB/MSB room is in progress. The common area cables from TNB/MSB room are missing/stolen. Presently the cables are being replaced.

This picture shows the electrical cable bus-bar in the RISER room. The 3-phase cables (0n the right side) connecting from RISER to RISER is still intact.
